Hello. My name is Erik Martin with The Mortgage Reports website
(www.themortgagereports.com). I'm looking to interview lending
professionals, real estate faculty, real estate attorneys, and
other real estate experts for the following story: Is it worth
refinancing to save $100 a month? This article will examine the
pros and cons of refinancing with the goal of saving $100 per
month in mind and answer the general question: When is
refinancing your home worth it? Note that I can only accept
full-sentence written responses (which I can use as quotes) for
this article. My deadline for written answers to these questions
is 2 PM central, Friday, November 27, 2020. QUESTIONS: 1. When
is refinancing your home worth it? Is there a minimum threshold
of savings or a minimum interest rate change at which you
recommend pulling the trigger on a refinance? Why/why not? 2. Is
it worth refinancing to save $100 per month? Please provide a
math example that shows the breakeven point between closing
costs and saving $100 per month (e.g., how long would they have
to stay in the home for it to be worth it?) 3. Is it worth
pursuing a no-cost refinance if you can save $100 per month
(e.g., where you roll the closing costs into the interest rate
or the loan)? 4. Please explain how the following factors
determine the refinance interest rate you'll pay and the savings
you will earn: home equity; credit score; PMI; Any others? 5.
Please explain some scenarios where it might be worth
refinancing even if you don't save $100 per month or any
significant monthly savings (e.g., cash out refinancing, where
the goal is tapping equity and not saving on payments;
shortening your loan term; refinancing from an ARM to a fixed
rate mortgage, etc.). 6. Please provide a math example of
refinancing from a 30-year term to a 15-year term; explain the
potential long-term interest savings, even if your monthly
payment is higher. 7. What should prospective borrowers consider
carefully to help them decide if a refinance is worth it (e.g.,
how much lower is the new rate; how much they will say per
month; how much they will save long term; how long they plan to
stay in the home; etc.) 8. Any other thoughts, tips, or
suggestions on this topic? 9. What is your full name, title,
company, city/state location, and email address?
