Hello. My name is Erik Martin, and I am a reporter for Real
Estate Weekly, a nationally syndicated section published weekly
in newspapers across the country (visit

interview real estate agents, residential property investors,
and other real estate experts for the following story:
Is urban flight an overreaction? The pros and cons of city
living as the pandemic continues. Apartment contracts in
Manhattan fell by more than half in July, while deals in many
New York suburbs more than doubled, showing a continued flight
from the city over the summer (details at
https://www.nbcnews.com/business/real-estate/manhattan-apartment-deals-plunge-57-percent-suburban-real-estate-surges-n1236025).
Meanwhile, for homes in rural areas nationwide, the median sale
price increased 11.3% year over year in the four weeks ending
August 2, according to Redfin, and it rose 9.2% in suburban
areas. Urban areas saw a smaller 6.7% home-price increase. Homes
in rural areas have had higher price growth than suburban and
urban areas since April (for details, see
https://www.redfin.com/blog/pandemic-causes-rural-suburbs-home-price-increase/).
This article will examine the pros and cons of remaining in an
urban location, whether the trend toward urban flight to rural
areas is an overreaction, and what owners/renters should
consider carefully before leaving the city for the suburbs or
rural areas. I can accept written responses (full-sentences that
I can use as quotes) via email to the following questions. My
deadline is noon central, Friday, September 4.
QUESTIONS: 1. What did you find interesting, surprising or
unexpected about any of the aforementioned study findings and
why? 2. Why are many people fleeing the cities and urban areas
for the suburbs and rural areas? What factors are behind this
trend? 3. Do you believe this trend suggests an overreaction on
behalf of panicky or impulsive homeowners? Why/why not? 4. Do
you believe we will see this trend reverse in the opposite
direction - with more people returning to city life and
purchasing in urban areas - in the near-term or long-term,
especially once the coronavirus subsides? 5. What should
homeowners consider carefully before listing their homes and
seeking to purchase another one in a different area right now?
What long-term factor should they take into consideration beyond
near-term concerns related to the pandemic? 6. Who are good
candidates to move from urban areas to suburban/rural areas and
why? Who are not good candidates in your opinion? 7. Any other
