Deadline: 7:00 PM EST - 4 July

Query:

I'm writing an article on what retirement looks like for
different generations, specifically focusing on Millennials, Gen
X, and Baby Boomers. I'd like to get insights on a few questions:

1. Will Gen Xers, Millennials, and the newer generations have
Social Security benefits available to them when they retire? If
not, what should they do to plan their retirement savings
accordingly?

2. What is advice you would give to someone who hasn't yet
started saving for retirement (whether they're in their 20's or
their 50's)? How can they get started and get on track to saving
enough for retirement, even if they're late to the game?

3. In general, what do you think retirement looks like for Gen
X? Millennials? Younger generations? Do you think it will vary a
lot for the future generations? Why or why not?

4. Would you advise against taking from your retirement savings
(401k/IRA)? If so, why?

Answer any or all of the questions!

22) Summary: Need experts for story: How America can help increase black homeownership rate

Name: Erik Martin CTW Features

Category: General

Email: query-az8b@helpareporter.net

Media Outlet: CTW Features

Deadline: 1:00 PM EST - 9 July

Query:

Hello. My name is Erik Martin, and I am a reporter for Real
Estate Weekly, a nationally syndicated section published weekly
in newspapers across the country (visit
tinyurl.com/ejmctwfeatures for samples). I'm looking to
interview real estate agents/brokers, lenders, attorneys,
housing industry analysts, fair housing experts, real estate
faculty/professors, and other real estate experts for the
following story:

How America can help increase the rate of African American
homeownership. The black homeownership rate has experienced its
share of ups and downs in the past half-century -- gains during
the last half of the 20th century, then an outsized drop during
the mid-2000s housing bust before these recent signs of a
bounceback. According to Zillow (details at
http://zillow.mediaroom.com/2020-02-18-Encouraging-Signs-For-Black-Homeownership-Rate-as-it-Rebounds-From-Historic-Lows),
the rate of homeownership for black households rose from 41.6%
in 1970 to a peak of 46.5% in 2007. But homeowners of color were
hit the hardest during the Great Recession, and by 2016 the
black homeownership rate had plummeted below 1970 levels. At the
end of 2019, 44% of black households owned their home, an
increase from lows hit during 2016 but still below the 2007
peak. Per FRED (details at
https://fred.stlouisfed.org/series/BOAAAHORUSQ156N), the current
rate of African American homeownership is 44%. Recently, the NAR
suggested ways (details at
https://www.nar.realtor/newsroom/commentary-how-to-increase-african-american-homeownership)
to increase this rate, including: Build more homes to increase
supply; Build more homes in Opportunity Zones; Increase access
to down payment assistance; Strengthen FHA's loan program; and
expand alternative credit scoring models. This story will cover
these stats and suggestions and include analyses and advice from
experts on how America can improve these rates. I can accept
written responses (full-sentences that I can use as quotes) via
email to the following questions. My deadline is noon central,
Thursday, July 9.

QUESTIONS: 1. What did you find interesting or unexpected about
any of the aforementioned stats, and why? 2. Why isn't the black
homeownership rate higher? What recent and long-term factors
have impacted these rates and why? 3. Please explain why America
should collectively strive to increase the rate of African
American homeownership, and the benefits of the rate going up.
Why is this an important goal, and how does everyone benefit? 4.
What tips/insights can you suggest that may help increase the
rate of African American homeownership? What can/should the
government, real estate industry, and others be doing to help
matters? 5. What is your prediction? When will the black
homeownership rate increase and why? What will need to happen
for this to occur? 6. Any other thoughts, tips or suggestions on
this topic? 7. What is your full name, title, company,
city/state location, and email address?

Name: Erik Martin CTW Features

Category: General

Email: query-az8c@helpareporter.net

Deadline: 1:00 PM EST - 9 July

Query:

Hello. My name is Erik Martin, and I am a reporter for Real
Estate Weekly, a nationally syndicated section published weekly
in newspapers across the country (visit
tinyurl.com/ejmctwfeatures for samples). I'm looking to
interview real estate agents/brokers, lenders, attorneys,
housing industry analysts, real estate faculty/professors, and
other real estate experts for the following story:

How homeowner/buyer plans are changing due to the pandemic. A
new FinanceBuzz study (details at:
https://financebuzz.com/homebuyers-covid-survey) found that only
1 in 4 Americans who were planning to buy or rent a new home
between March and June 2020 are following through with these
plans. The most commonly cited reason was the inability to tour
new places due to COVID-19 restrictions (42%). Over 60% of
Americans claim 2021 is the soonest they would feel comfortable
buying or renting a new home. 16% of Americans temporarily
relocated because of the COVID-19 pandemic. In fact, 26% of Gen
Zers and 9% of millennials reported that they have temporarily
moved back in with their parents. 26% of Americans said COVID-19
has caused them to consider moving permanently. Top reasons
cited include: to lower their cost of living (41%), to be in a
less populated area (29%), for more/better job opportunities
elsewhere (27%), and to have a bigger yard or more outdoor space
(27%). 45% of Americans who were furloughed or laid-off due to
COVID-19 are considering moving permanently. This article will
share the important findings and include analyses from experts
about these sentiments/trends and what owners/buyers should be
considering in the months ahead regarding COVID 19. I can accept
written responses (full-sentences that I can use as quotes) via
email to the following questions. My deadline is noon central,
Thursday, July 9.

QUESTIONS: 1. What did you find interesting or unexpected about
any of the aforementioned study findings, and why? 2. Why have
owners/buyers had to adjust their short- and long-term plans due
to the pandemic? Please explain (so I can provide quotes in my
story)? 3. How specifically are plans by homeowners/buyers
changing lately due to the pandemic? What are the short- and
long-term changes to plans that you're noticing? 4. Do you think
all/most of these sentiments by owners/buyers are
rational/justified? Are there any that you think represent an
over- or underreaction? 5. What detailed tips do you suggest to
(a) homeowners and (b) home shoppers in the months ahead so they
can better navigate real estate goals during and after the
pandemic? 6. Why is it important for them to prepare to
reassess/re-evalute as needs/conditions continue to change in
the months ahead? 7. Any other thoughts, tips or suggestions on
this topic? 8. What is your full name, title, company,
city/state location, and email address?

24) Summary: Need experts for story: Why home flipping is up but returns are down

Name: Erik Martin CTW Features

Category: General

Email: query-az8h@helpareporter.net

Media Outlet: CTW Features

Deadline: 12:00 PM EST - 9 July

Query:

Hello. My name is Erik Martin, and I am a reporter for Real
Estate Weekly, a nationally syndicated section published weekly
in newspapers across the country (visit
tinyurl.com/ejmctwfeatures for samples). I'm looking to
interview real estate agents/brokers, home flippers, lenders,
attorneys, housing industry analysts, real estate
faculty/professors, and other real estate experts for the
following story:

Home flipping is at a 14-year high but returns are down. Here's
what's behind this trend. ATTOM Data Solutions' first-quarter
2020 U.S. Home Flipping Report (details at
https://www.attomdata.com/news/market-trends/flipping/attom-data-solutions-q1-2020-u-s-home-flipping-report/)
revealed that 53,705 single-family homes and condominiums in the
United States were flipped in the first quarter. That number
represented 7.5 percent of all home sales in the nation during
the quarter, up from 6.3 percent in the fourth quarter of 2019
and from 7.3 percent in the first quarter of last year, to the
highest level since the second quarter of 2006. The gross profit
on the typical home flip nationwide (the difference between the
median sales price and the median paid by investors) also
increased in the first quarter of 2020, to $62,300. That was up
slightly from $62,000 in the fourth quarter of 2019 and from
$60,675 in the first quarter of last year. But with home prices
rising, the typical gross flipping profit of $62,300 translated
into only a 36.7 percent return on investment compared to the
original acquisition price, down from a 39.5 percent gross
flipping ROI in the fourth quarter of 2019 and 40.9 percent a
year earlier. The latest profit margin sits at the lowest level
for home flipping since the third quarter of 2011. This article
will include the relevant study results as well as insights and
recommendations from experts to explain these trends and guide
readers interested in flipping a home. I can accept written
responses (full-sentences that I can use as quotes) via email to
the following questions. My deadline is noon central, Thursday,
July 9.

QUESTIONS: 1. What did you find interesting or unexpected about
any of the aforementioned study findings, and why? 2. Why do you
believe home flipping activity has increased? Yet why are sales
returns down, do you believe? What factors are behind these
trends? 3. Why is now a good or bad time for home flippers? 4.
What advice would you give to home flippers today? What detailed
tips would you suggest they follow, what realistic expectations
should they have, and what should they consider carefully? 5.
What's your prediction: Do you expect home flipping rates to
continue to increase? Will returns eventually increase and if so
when and why? 6. Any other thoughts, tips or suggestions on
this topic? 7. What is your full name, title, company,
city/state location, and email address?
