Query:
Americans, to their credit, are largely aware that a good
credit score equals good credit health.
With a solid credit score of 700 or higher, a financial consumer
represents a good credit risk to lenders and creditors.
But credit scores aren't everything. In fact, they're only three
numbers out of a menu of criteria lenders use to make credit
decisions.
Companies know that those three lone numbers don't tell your
entire credit history, thus creditors also use other criteria to
make decisions that impact financial consumers.
In this story, we're trying to determine what consumers should
know, beyond credit scores, that can swing credit decisions in
their favor. We'd like these questions answered.
1. Are credit scores the only factor when lenders make credit
decisions?
2. If not what other factors do they consider - and why? We're
trying to create a list here so the more the merrier.
3. What advice do you have for consumers to improve their
overall credit health - not just their credit scores?
4. What's the most overlooked non-credit score factor that
lenders consider, and why?
Thank you . . .

Query:
I'd like the following questions answered by an insurance expert
or an insurance attorney. I am not interested in the liability
portion of a land insurance policy unless otherwise noted.
These questions relate to personal property, not commercial.
Questions about personal property coverage: 1. If a 1000 year
old tree is damaged by a storm, is it covered and at what value?
How can that tree's value be covered?
2. If there is landscaping on vacant property that is damaged is
it covered? If it was damaged by a storm? If it was damaged by
vandals? Which perils would it be covered under?
4. Are there any circmstances where the land, dirt, itself is
covered if damaged? For example, if the land's value is $1m and
it is flooded by a hurricane and the flooding never goes away
and the land tuns into marsh causing the land value to decrease
to $500k, is the decrease in land value covered by property
damage?
5. Are trees that have been spray painted covered for total loss
or repair?
6. If the vacant land is included in an owners homeowners
insurance policy, do all the coverages extend to the vacant
land? Homeowners insurance covers landscaping, so is it true
that if the vacant land had landscaping it would be covered?
7. Vacant land insurance voids the policy if there are
structures. Are graves headstones, fences, billboard signs,
trespassing signs, firepits, or tents considered structures?
Questions about liability: 1. If arson, vandalism, or other
intentional acts on a landowners land are proven to be done by
someone else, and that someone else gets hurt or others get hurt
or if neighboring property is damaged as a result, is the
landowner laibel?
2. If there is proper no trespassing signage on vacant land and
someone trespasses, is the landowner liable for property damage
and bodily injury?
3. If an unknown person starts a fire on vacant land that has a
vacant land policy and the fire becomes a wildfire that spreads
over miles of homes and city buildings, is the landowner liable?
4. If a fire starts by an act of God on vacant land that has a
vacant land policy and the fire becomes a wildfire that spreads
over miles of homes and city buildings, is the landowner liable?
4. If a fire starts by an act of God on vacant land that has NO
vacant land insurance and the fire becomes a wildfire that
spreads over miles of homes and city buildings, is the landowner
liable?

I'm writing a piece about the ad revenue model for startups. Is
it good? Bad? Going away or coming back?
Specific questions: - What percentage of your revenue comes
from ads? Why? - If you have no ads at all, why you avoided ads
as part of your revenue model? Did it violate your brand? -
Have you ever felt that making your product free (and
potentially funded through advertising) might have made it
harder to know whether your customers really wanted your
product? - Have you ever made less than optimal UX decisions to
accommodate ad space? Why or why not? - Are you trying to shift
your model away from ads? Why or why not? What other ways are
you trying to generate revenue?
Requirements:
Must be a startup founder or cofounder. Please describe your
startup including name, one sentence description, and link to
your website as well as your role (eg CEO, CTO etc.). If your
startup went out of business, please link to any source that can
prove it once existed (eg old news coverage).
